The Pond Road Residence

This undergraduate residence is a 153,000 square foot, 442 bed suite-style housing complex that features animated common areas and encourages interactive social and leisure activity amongst the students. The 5-storey L-shaped podium bookended by a nine-storey tower forms a U-shaped complex that shelters an 8,000 square foot courtyard. The residence will consist of 220 two bedroom suites, each with three piece bathroom and full kitchen. The residence includes four barrier-free suites with modified bathrooms and kitchens.

The 4,500 square foot lounge/common area looks out to Pond Road and to the landscaped courtyard. The lounge/common area is wired for Internet access.

 A planted roof on the podium section of the Residence retains storm-water and increases thermal insulation. The operable windows provides both fresh air and natural light throughout the building. The in-slab radiant heating and cooling systems uses the concrete mass of the building as a heat sink; reducing the need for air conditioning for all but the hottest months and the heat recovery on building exhausts will help to lower winter heating costs. The materials used in the building will allow for green design construction.
