TENANT INFORMATION
The York University Apartments Office should be contacted regarding any tenant problems or concerns.
ACCEPTING AN OFFER OF AN APARTMENT
Leases may begin on any day of the year, not only on the 1st day of the month. For leases which do not begin on the 1st day of the month, rent will be pro-rated to the date of occupancy as stated on the Tenancy Agreement. If you are offered an apartment, a lease will be drawn up. You will be required to sign and return one copy of the lease.
APPLIANCES
Stoves and refrigerators are supplied. Dishwashers, washing machines, dryers and waterbeds are not allowed in apartments under any circumstances due to electrical and plumbing restrictions. Microwave ovens, electric kettles and other small household electrical appliances owned by tenants are permitted.
BARBECUES
Free standing charcoal barbecues are located on the grounds of the buildings for tenants' use. Charcoal barbecues are not permitted in apartments or on balconies/patios. Propane barbecues are only permitted on exterior balconies/patios in Passy Gardens.

ENTRY TELEPHONE SYSTEM
Access communication and entry control is provided through an enterphone system that uses the regular telephone system. The York University Apartment Office provides the access code number and programs the entry numbers for 90 Atkinson and 320, 340, 360 and 380 Assiniboine Road.
FIRE PREVENTION
Fire extinguishers: Fire extinguishers and fire hoses are situated in hallways and lobbies in case of emergencies.
Mis-use of fire equipment: The Fire Marshall's Office advises that any tenant found to have disconnected their fire alarm/smoke detector or mis-used the fire pull station or other fire safety equipment is subject to a fine and all costs related to the reinstallation of the equipment.
Smoke detectors: Smoke detectors are provided in each apartment. Batteries are provided by the York Apartments Office.
FURNISHINGS
Tenants are responsible for all furnishings in their apartments. Please do not remove any furniture from your apartment. Furnishings are not suitable for balcony or outside use and would be damaged if left outside. Damages other than wear and tear will be charged to the tenant. Please inform Housing if any furniture is in need of repair. Beds will not be removed from the Passy apartments under any circumstances--a transfer to an Assiniboine Road apartment will be suggested as an alternative.
GARBAGE DISPOSAL
All garbage should be put down garbage chutes or compactor rooms. Tenants in Passy Gardens must place garbage in the garbage sheds located in the courtyards. Recycling bins for glass, cans and newsprint are located outside the apartment buildings. For more information, please visit the www.yorku.ca/yorkwise
INSURANCE
The tenant is responsible for obtaining contents insurance for fire, theft or damage. The University is not responsible for personal effects that may be lost, stolen or damaged while in the apartment or stored in a locker.
LAUNDRY
Laundry rooms are located in each building. Machines are operated using your YUcard.
LIGHTS / FUSES
Housing will provide fluorescent tubes and 13 watt ceiling bulbs to tenants who return the old bulbs for recycling. Tenants provide all other light bulbs. Replacement fuses for stoves are available from the York University Apartments Office. There may be a nominal charge.
LOST / STOLEN KEYS / LOCK CHANGES
When keys are lost or stolen, for security reasons this will necessitate a change of locks for that apartment/room/mailbox, at the occupant's expense. Please report lost or stolen keys to Housing Services or Security Services immediately.
LOCK OUTS
Security Services (416-650-8000) will provide access to tenants who are locked-out after hours. The flat rate for this service is $25, which will be charged to the Tenant's Student Account.
NOISE AND DISTURBANCE POLICY
Housing has a strict policy regarding excessive noise and disturbance by tenants and/or their pets, based on the by-laws of the City of Toronto. Tenants who fail to abide by these policies will face eviction.
ONTARIO TAX CREDIT
As prescribed by the Income Tax Act, tenants may claim only $25.00 (or amount set for university residences) for the period of residency that year.
OFFICE HOURS
Office hours are 8:30am to 7:00pm, Monday to Friday.
PARKING
All residents are required to purchase an ANNUAL DECAL for each vehicle brought on campus. Visitors to the York Apartments are required to obtain a daily parking pass.

PETS
Under The Residential Tenancies Act pets are permitted provided that the pet owner complies with campus policies and procedures as well as municipal by-laws. Any damages caused by pets will be charges to the Student Account of the primary tenant.
PLUMBING / WATER SUPPLY
Low water pressure and dripping/leaking taps should be reported to the York University Apartments Office. Plungers are available from this office for plugged/blocked toilets/basins.
SHOPPING
York Lanes is within a short walking distance of the York University Apartments. Services include: the University Bookstore, medical facilities, banking centers, and a variety of shops and food outlets.
STORAGE
A limited number of lockers are available for tenants who do not have ensuite storage.
SUBLETTING
Subletting is not permitted under any circumstances.
TERMINATION OF TENANCY
If a tenant must vacate or surrender the tenancy agreement for an emergency situation or other valid reason, on written request by the tenant, the University may release the tenant on sixty (60) days notice without prejudice to the other rights of the University as per the Residential Tenancies Act.
TRANSFERS
Requests to transfer apartments are discouraged. They will be considered only under exceptional circumstances, after the tenant has resided in their current apartment for a minimum of one academic year, and is in good academic and financial standing with the University. An administrative fee of $75.00 will be charged upon transfer. If extra cleaning is required, a charge of up to $150.00 will be applied.
VACUUMS
The Housing Office has a limited number of vacuums for tenants' use free of charge.
PAYMENT
Rent is due and payable on the 1st of every month. The monthly rent charge will appear on the STAC statement during the month, likely after you have paid your rent. To avoid confusion, we suggest you keep records of your charges and payments. Any requests for payment extensions must be arranged through the Office for Student Financial Services.
All past-due amounts in a student’s STAC account will be subject to interest at the prevailing rate on the past-due balance. Any outstanding balance can be paid off at any time, thus eliminating future interest charges.
The only payment that will be handled by the Student Housing Office will be the first month’s rent cheque, payable on acceptance of the offer of an apartment and the signing of the Tenancy Agreement. After occupancy, all payments of rent must be made directly into your STAC account. Various payment options exist, such as pay-at-the-bank, telephone and internet payment through many financial institutions, cheque, money order or bank draft deposited into the Drop Box located in the main entrance of the Student Services Centre.
WHAT YOU NEED TO BRING WITH YOU
Unfurnished apartments: These contain a refrigerator, a stove and window coverings. Bathrooms have a tub and shower curtain. Basic lighting is provided.
Furnished apartments: These contain a refrigerator and a stove, carpeting and window coverings. Bathtubs have a shower curtain. Basic lighting is provided. Basic furniture includes a bed, dresser, side table, dining room table and chairs, desk and shelves, closet.
ITEMS TO BRING WITH YOU
You will need to supply all your own bed and bath linen such as mattress cover, sheets blankets, pillows, towels.
Kitchen items such as a microwave, toaster, iron, kettle, cutlery, crockery, pots and pans.
Additional items for your comfort: extra reading or bedside lamps, telephone instrument, television set, clothes hangers, dishcloths.
YEAR-ROUND TENANCY
The York Apartments offer year-round tenancy. Tenants may move into and out of apartments on any day of the year, and the rent is pro-rated accordingly
UNIVERSITY SERVICES
HEALTH SERVICES
Medical treatment is available on campus from doctors, an optometrist and a dentist, in the York Lanes shopping concourse. They are open during normal business hours.
In addition, the Humber River Regional Hospital (416-744-2500) is located near the University campus, should more involved medical attention be required.

Counselling & Disability Services
counselling & Disability Services provides information and advocacy on behalf of students, staff and faculty with temporary or permanent disabilities. Services include: pre-university advising, orientation for new students, advising on legal, financial, academic and personal matters, referral to the Independent Living Assistance Program and to other York University services and community recourses.
The Independent Living Assistance Program is operated by the Ontario March of Dimes. Attendants can provide 24-hour assistance, as required, with activities of daily living such as mobility, personal hygiene, eating and housekeeping. Applications are available at the Ontario March of Dimes office, N112 Ross Building , telephone 416-736-5167. (Applications may be placed on a waiting list if the program is at capacity.)
RECREATION
During specific times students may use all the recreational athletic facilities on the campus. Located in the Tait McKenzie Physical Education Center are a pool, squash courts and gymnasia. Within a short walking distance are nineteen tennis courts, the ice arena and modern indoor and outdoor running tracks and other facilities at the Track and Field Center. Organized classes in fitness and some sports are available to students, staff and faculty.

York Lanes is within a short walking distance of the York Apartments. Services include: the University bookstore, medical facilities, banking centers, and a variety of shops and food outlets.
TRANSPORTATION
The Toronto Transit Commission (TTC) operate several bus routes to the York Campus. Two lines connect directly with the TTC subway system, which gives comprehensive access to all of Metropolitan Toronto. Call TTC information at 416-393-8663. Expanded bus routes provide access to much of the Greater Toronto Area.
