Student Property and Liability Insurance Program - York Apartments

Welcome to York Apartments at York University! As part of your stay, you’ll enjoy the peace of mind that comes with included property and liability insurance. This means your personal belongings are protected, and you’re covered in case of accidental damage or loss. It’s just one of the many ways we help make your home on campus safe and worry-free!

Students living in York Apartments will receive the following insurance coverage included in their monthly rent charges:

$15,000

Contents Coverage

Each student will be provided with
coverage to protect your personal
belongings up to $15,000 — subject to
a $500 deductible. The policy provides
coverage for all risks of loss or damage
subject to exclusions.1 Claims will be
settled on a “replacement cost” basis
(without deduction for depreciation).

$1,000,000

Personal Liability Coverage

If a student is found to be responsible for
causing accidental damage to university
property or another student’s property
(for example, if a student accidentally
started a fire in their room) or accidental
bodily injury to another person, the policy
will respond up to $1,000,000 to pay legal
expenses and compensatory damages for
which they are found to be legally liable.

Additional Living Expenses

If as a consequence of an insured loss the
student’s residence is unfit for occupancy,
the policy will pay the increased expenses
(up to $3,000) incurred by the student to
obtain temporary housing.2 For example, if
a student moves to a hotel for a few days
while their room is being repaired, hotel
costs including meals would be covered.

Under this program, the university purchases a master policy that provides insurance coverage for all leaseholders in York Apartments. Leaseholders will receive a Certificate of Insurance in their name outlining the coverages provided by the policy, and will be provided a website address where they can access the policy wording. To facilitate the issuance of the Certificate of Insurance, Housing & Conference Services will share leaseholder names and email addresses with Marsh, the insurance broker administering the policy. More information on the policy can be found at the bottom of this page.

Making Claims

Leaseholders are responsible to report claims directly to the insurer and/or Marsh via phone or email, as the individual insurance is in their name.

If students need claims advice or want to inquire about their insurance coverage prior to submitting a claim, students can contact Marsh directly at 1 877 585 3458 or by email to oncampusinsurance@marsh.com. Marsh would be more than happy to discuss your options and walk you through the claims process.

No, the Student Property and Liability Insurance Program is automatically included in your current rent rate.

No, the insurance coverage is automatically included in the cost of rent and cannot be opted out of.

Yes, students will receive a Certificate of Insurance from Marsh after their move-in date. Certificates are distributed at three intervals throughout the year: October, February, and June.

Coverage under this program begins on August 1, 2025, or on the resident’s move-in date, whichever occurs later.

Coverage ends when a student moves out of York Apartments.

Yes, you may purchase additional insurance if you wish to do so. Please note that the Marsh insurance will be considered the Primary insurance.

Your current insurance policy for the York Apartments remains active. You may wish to consult with your insurance provider to explore your options, including maintaining the policy, canceling it, or choosing not to renew it.

Please contact your current insurance provider directly to obtain information regarding any fees or penalties that may apply to the cancellation of your policy.

If you have already paid your insurance premium for the year and are considering canceling your policy, you may be eligible for a refund of the unused portion. However, any potential refund and the amount will depend on the terms and conditions set by your insurance provider. We recommend contacting your insurance company directly to inquire about refund eligibility and any applicable fees. Please note that Housing & Conference Services does not issue refunds for insurance payments.

The insurance program is in the name of the leaseholder. This insurance covers all individuals residing in the unit who are registered with Housing & Conference Services. However, please note that any claims must be submitted under the name of the leaseholder.

Students who are approved for a unit transfer will have their insurance coverage carried over to their new residence.

When a lease is transferred, the insurance coverage under the Student Property and Liability Insurance Program will end for the original leaseholder and be initiated under the name of the new leaseholder.
